Understand your estimate

These tools illustrate a fully amortizing, fixed-rate loan. Results are planning estimates, not a loan offer or preapproval. Sample values are not current rates, local averages, or property-specific quotes. Actual eligibility, payments, taxes, insurance, and fees depend on the property, lender, and loan program.

The affordability estimate finds a price whose monthly principal, interest, taxes, insurance, HOA dues, and entered mortgage insurance fit your selected income limits. It does not assess credit, reserves, program limits, or minimum down payment requirements. It excludes closing costs, utilities, maintenance, and other living expenses; leave room for those in your budget. Tax and insurance costs may change over time.

Mortgage insurance is entered manually and is not automatically added below 20% down or removed later. Government-backed loan fees and financed closing costs are not modeled. When the purchase uses no loan, mortgage insurance and principal-and-interest costs are zero.
