Questions to Ask Before Buying Land in DFW
Look beyond acreage and price to understand whether a parcel fits your intended use.
A parcel of land can look ideal in a photograph while leaving important practical questions unanswered. Before focusing on a future home, workshop, or other project, describe the use you have in mind and build a list of facts that must be verified.
Confirm access and boundaries
Start with access and boundaries. Ask what documentation is available for the parcel boundaries and legal access. A visible path or nearby road should not be treated as proof of an access right. Discuss survey and title questions with qualified professionals and understand what remains unresolved.
Investigate utility connections
Investigate utilities early. Find out which providers serve the exact parcel, what connections are available, and what installation could require. Nearby houses or power lines do not establish the cost or feasibility of serving your project. Request written information and estimates from the relevant providers.
Check your intended use
Check the intended use. Ask the appropriate local authority and a qualified adviser about applicable land-use rules, restrictions, and approval requirements. Read the relevant property documents. Do not assume that neighboring development means the same use is permitted on the parcel you are considering.
Understand the site
Understand the site itself. Drainage, topography, soil conditions, and flood information can affect your plans. The FEMA Map Service Center is one starting point for official flood-map information: FEMA Flood Map Service Center. A map review is not a substitute for site-specific investigation or professional advice.
Budget beyond the asking price
Keep the purchase price separate from the project budget. Access work, utility connections, site preparation, professional services, and contingencies deserve their own estimates. A lower asking price does not tell you the total cost of making the land usable.
